The City is leading a comprehensive planning effort and environmental review to assess the impacts and benefits of a proposed redevelopment of the Redwood Life campus. Our aim is to ensure that residents, businesses, and decision makers understand the trade-offs associated with different development options so they can meaningfully weigh in on how the area should evolve to best meet the desired outcomes of the Redwood Shores and greater Redwood City community.


UPDATE ON PROJECT ALTERNATIVE

The applicant, Longfellow Real Estate Partners, has informed the City of their intention to formally pursue Alternative #2. Alternative #2 is a reduced project that proposes 12 buildings (instead of 15), 1.9 million net new square feet (instead of 2.35 million net new square feet), with an internalized roadway (Longfellow Way) and the Amenity Center relocated on the ground floor within a life science building. Longfellow will no longer be pursuing the original proposal and will submit a revised project application to the City. 

This change better aligns the proposal with the community’s desire for a smaller project. Also, it allows for a more focused analysis, simplifying the preparation and review of the Environmental Impact Report (EIR).

The applicant will submit an updated application package that includes the following:

  • Revised project narrative and community benefits package

  • Updated project data sheet

  • Refined site plan and architectural elevations

  • Required civil engineering plans

These materials will form the basis for environmental analysis. A public EIR scoping meeting is tentatively scheduled for the Planning Commission in Summer 2025.
